Common Water Heater Problems We Fix in San Diego
San Diego has some of the hardest tap water in the country, and the coastal climate adds humidity and salt air to the mix. Both shorten water heater lifespan and create specific failure patterns we see every day. Here’s what we repair most.
No Hot Water at All
Usually one of three things: a pilot light that won’t stay lit (gas units), a failed heating element or thermostat (electric units), or a tripped high-limit reset. On gas units, a bad thermocouple is the most common culprit. On electric units, the upper or lower heating element has typically burned out. Most of these are same-day fixes.
Not Enough Hot Water β Runs Out Too Fast
This is the #1 call we get from longtime San Diego homeowners. The cause is almost always sediment buildup. San Diego’s water hardness is among the highest in the country, and over time, calcium and magnesium settle at the bottom of the tank, taking up space that should hold hot water. A 50-gallon tank with three inches of sediment effectively becomes a 35-gallon tank. We can flush the tank and, if needed, replace the dip tube to restore capacity.
Leaking Water Heater
Any pooling water around the base needs immediate attention. Common sources:
- T&P (temperature & pressure) relief valve β usually repairable
- Drain valve β usually repairable
- Water supply connections β usually repairable
Tank itself (cracked or rusted through) β not repairable; the unit must be replaced
β οΈ Is this an emergency? If water is actively running onto the floor, shut off the cold water supply at the top of the heater (turn the valve clockwise) and shut off the gas or breaker. Then call us. We’ll prioritize your call.
Rumbling, Popping, or Banging Noises
That sound is sediment cooking on the bottom of the tank. As the burner heats trapped water under the sediment layer, it boils violently and shakes the tank. Beyond being loud, it shortens tank life dramatically. A flush can quiet most units down. If the noise persists, the dip tube may have broken off β a quick fix.
Rusty, Cloudy, or Discolored Hot Water
If only the hot side runs rusty, the problem is inside the tank. The anode rod (a sacrificial metal rod that protects the tank lining) has fully corroded and the tank itself is now corroding. A new anode rod can buy you time on a younger unit. On older units, rust-colored water means the tank is near end of life.
Rotten Egg or Sulfur Smell
Caused by a chemical reaction between the magnesium anode rod and bacteria in the water β common in San Diego homes that sit empty for stretches (vacation homes, rentals between tenants). Replacing the magnesium anode with an aluminum/zinc anode usually solves it for good.
Pilot Won’t Stay Lit
The thermocouple is the cheapest fix in plumbing β but if it’s not the thermocouple, the issue could be the gas valve, a clogged pilot orifice, or a venting/draft problem. We diagnose all four before recommending a part.
